• You run a pipeline of files — each with its own conditions, 🔒 rate lock, and 📅 closing date. The better you get, the more files you're trusted with: 3 as a junior, 5 as a senior.
• Each workday runs 9 to 5. Every action moves the 🕐 clock — watch it tick. Beat the ⏰ 1pm wire cutoff: wires started after 1pm go out tomorrow morning.
• When the clock runs out, the day ends itself — tomorrow starts fresh at 9 AM with new actions (seniors get 7 — they move faster).
• 🔒 Rate lock expires = $500 extension out of your commission. 📅 Closing date passes = the file dies and your streak resets.
• ⏳ Primary-residence refis get a 3-day rescission — they fund 3 days after signing. Purchases and investment deals fund the next business day. That moves close dates.
• Triage: the LO screaming about a file with no deadline is noise. The quiet file whose lock expires tomorrow is the fire.
• ⚡ Rush: some slow docs can be rushed for a fee — but the IRS (4506-T) can NEVER be rushed. Order the slow stuff on day one.
• Clear a file's conditions, survive 👓 Dana Cole in underwriting (sloppy reviews = kickbacks), then run the closing sequence.
• ⏸️ Suspended: sometimes Dana kicks a file back because the numbers don't work — DTI too high, LTV over the line, residual income too thin, reserves too short (investment loans need them), a lien nobody caught (child support, mechanics, solar \u2014 they live on title, not on credit). The file sits in your pipeline while the clock ticks. Clear the 🔧 rework and resubmit. Cash-out proceeds can cover reserves — except in Non-QM. Sometimes the rework saves it — sometimes the deal is just dead. It hurts. It happens.
• ⚡ RUSH files land with 3–5 days to close and pay 1.5x commission — some arrive as full files (verify and push), some as empty files (build from nothing). They die fast if you look away.
• Blow 3 files and the shift collapses. 🎯 The goal: climb from Junior Processor to ⭐ Senior Processor — then 🎓 graduate to the Underwriting Gauntlet. 🔥 Streaks multiply commission up to 3x.
