Terms of Use and Purchase Policies

1. Acceptance of these terms

By accessing the website, purchasing a product or service, creating an account, or submitting documents, you agree to these Terms of Use and the Privacy Policy. Paid checkout requires you to affirmatively acknowledge these terms before continuing. If you do not agree, do not purchase, submit documents, or use the tools or services.

2. Professional use and important disclaimer

Products and services are designed as workflow and decision-support resources for mortgage and real-estate professionals. They are educational and informational tools only. They are not legal, financial, tax, accounting, credit-repair, lending, brokerage, appraisal, compliance, or underwriting advice.

Mortgage File IQ does not act as a lender, loan broker, creditor, attorney, accountant, appraiser, or final underwriter through this website. Information and scenarios may be incomplete, may not apply to a particular investor or lender, and may become outdated as agency, investor, lender, and legal requirements change.

You decide whether and how to use the information provided. You remain solely responsible for independently verifying all calculations, documents, conclusions, eligibility requirements, and proposed scenarios against current source documents and applicable agency, investor, lender, employer, licensing, compliance, and legal requirements.

3. No guarantee of a loan outcome

No tool, report, calculation, observation, scenario, or review guarantees loan approval, qualification, eligibility, condition clearance, rate, closing, timing, investor acceptance, or any other underwriting or credit outcome. A lender or authorized underwriter makes all final credit and underwriting decisions. Actual results may differ based on information not provided, updated documentation, lender overlays, program rules, or the judgment of third parties.

4. What is being sold

Digital tools and licenses

Digital tools are self-service HTML instruments and downloadable professional resources. A purchase grants a limited, non-exclusive, non-transferable license for the purchaser’s professional use. It does not include an individualized review of a specific loan file unless the done-for-you service is separately purchased.

Done-for-you document review

The done-for-you service is a human-assisted review of the documents the customer chooses to submit. It may include calculations, potential documentation gaps, possible conditions, and alternative scenarios, delivered as a written PDF summary. It remains decision-support information and is not a final underwriting decision or a guarantee.

5. Pricing and billing

The website displays the price and billing cadence before checkout. Single tools, the full suite, and standard done-for-you reviews are one-time purchases unless clearly stated otherwise. The team license is a recurring monthly subscription. Complex file reviews may require a separate quote, which must be accepted before additional charges are made.

6. Delivery terms

• Free guide: We first send an email-verification link. The PDF is delivered only after the address is verified.
• Paid digital tools: After confirmed payment, account-access and delivery instructions are sent to the email used for purchase. Covered HTML tools remain available through the customer account while the applicable license remains valid.
• Downloadable files: Paid downloadable files are delivered through a one-time-use link. The purchaser must download and save the files when the link is used. The link cannot be used for repeated downloads.
• Done-for-you review: Secure intake instructions are provided after confirmed payment. The standard service target is one business day after all required, readable documents and review instructions have been received. Complex or incomplete files may require additional time or a separate quote.

7. Refund policy for digital products

Downloaded digital tools and resources are non-refundable. Because access is delivered electronically and cannot be returned after download, no refund will be issued after a one-time download link has been used. Duplicate charges, technical delivery failures, or purchases that have not been downloaded or accessed should be reported promptly for review. Nothing in this policy limits any non-waivable right provided by applicable law.

8. Team subscription cancellation

Team-plan cancellation requests must be received at least five business days before the next billing date. Requests may be sent to info@mortgagefileiq.com or through WhatsApp at (424) 258-0775. Cancellation stops future renewals and does not refund the current paid billing period. A request received fewer than five business days before renewal may not prevent the next scheduled charge; if that charge processes, cancellation will apply to the following renewal unless applicable law requires otherwise.

9. Done-for-you cancellation

A request to cancel a done-for-you review must be received within 48 hours of purchase. Send the request to info@mortgagefileiq.com or through WhatsApp at (424) 258-0775. A timely request will be honored unless the completed review has already been delivered. After the 48-hour window, the service is non-refundable except where required by law or when Mortgage File IQ cannot deliver the purchased service.

10. Customer documents and authority

You represent that you are authorized to submit every document and all information provided for review. Submit only information necessary for the service. Redact Social Security numbers, full account numbers, passwords, and other unnecessary sensitive information whenever possible. You are responsible for complying with your employer’s policies, privacy obligations, borrower authorizations, and applicable laws before uploading information.

11. License restrictions

Products may not be resold, redistributed, sublicensed, published, copied for unlicensed users, made publicly accessible, or used to create a competing product. Team access is limited to the number of users included in the purchased plan.

12. Availability and updates

We may correct, update, replace, or discontinue features when reasonably necessary. “Lifetime” refers to the lifetime of the covered product or service offering, not the purchaser’s lifetime, and does not promise that every feature or third-party service will remain available indefinitely.

13. Limitation of responsibility

To the fullest extent permitted by applicable law, Mortgage File IQ is not responsible for a customer’s lending, underwriting, compliance, employment, business, or legal decisions; third-party decisions; or indirect, incidental, special, or consequential losses arising from use of the website, tools, reports, or services. Where liability cannot be excluded, total liability will not exceed the amount paid for the product or service giving rise to the claim.
